Prices have much in the great housing bubble, but what makes the price rise a bubble? To answer this question requires accurate measurement price levels and discuss the historical measures of affordability for these price levels are unsustainable. Measuring house prices is not an easy task and there are many market watchers are using methods to assess market prices. This including the median, the average cost per square foot, and the S & P / Case-Shiller indexes. Price levels in the financial markets are the result of the collective actions of individuals.

There are techniques to measure the actions of market participants and its impact on housing prices. These measures are the relationships of debt / income and price-income rates. The amount of debt people are willing to take charge of income they have is their debt to income. The amount of money people are able to purchase residential real estate in relation to income is its price / earnings. These relationships are important because they show how many people are borrowing and spending their income to buy real estate. When these relationships break with historical trends, which means a housing bubble.

There is a point where people are unable to raise all higher prices because they have no savings or borrowing capacity to pay more. This limit of affordability determines that the late manifestation of the bubble, but this limit is not determined or fixed locations. The purpose of funding programs is alien to extend this and bring more customers in the market and generate costs for lenders.
